Terms of Service

These terms apply to all engagements with The Buyer's Office, operated by Marcelo Miranda in Costa Rica.
What we provide
The Buyer's Office provides independent property and location scouting services for foreign buyers and film productions in Costa Rica. We evaluate properties on behalf of our clients and deliver written reports, video walkthroughs, and advisory calls. We are not real estate agents and do not broker transactions.
What we do not provide
Our services are not a substitute for legal due diligence. We strongly recommend engaging a licensed Costa Rica real estate attorney for all property transactions. Our reports are advisory in nature and do not constitute legal, financial, or investment advice.
Payment terms
All engagements require a signed service agreement. Payment is in USD via wire transfer or Wise. Fifty percent is due at contract signing and fifty percent on delivery. Deposits are non-refundable once a site visit has been completed.
Confidentiality
We treat all client information, property details, and engagement terms as strictly confidential. We do not share client identities, property addresses, or engagement specifics with third parties without your written consent.
Limitation of liability
The Buyer's Office conducts assessments based on observable conditions at the time of the visit and available public records. We cannot guarantee the accuracy of public record information in Costa Rica or the future condition of any property. Our liability is limited to the fee paid for the engagement.
Governing law
These terms are governed by the laws of Costa Rica.
